The property sales market is struggling now so if you want to sell your home you need to make it as attractive as possible, we can help with this. Usually with very little cost the appearance and atmosphere of a home can be changed to make it more attractive to potential buyers. Buyers want to connect to a ‘lifestyle’ when they view a property and want to envisage themselves living there. Most of us are so used to seeing our homes as they are we do not even think how they may look or even smell to someone else. Maybe very appealing, or maybe tired and dull. Many people cannot envisage a property changed, so if your home does not appeal immediately you could just lose that buyer. You also want to make sure that once you find a buyer there is nothing that is going to frustrate the conveyancing process such as a structural problem, not having the correct permissions in place etc. (Planning/building regulations). In April 2023 The Building Act changed the rules for ‘sign off’ for work carried out on a property such that a qualified person is required to provide a certificate to confirm the work complies fully with building regulations – and this cannot be provided by the Building Control Officer. Country houses that have their own waste treatment systems should be compliant with current regulations for example so even if the same system has been in place many years it may not comply and it is quite possible that the lender for the buyer will insist it is changed before they will lend.
